Closing Day and Beyond: What to Expect

After weeks of searching, negotiating, paperwork, inspections, and decisions, closing day is finally in sight.

From the final steps before closing to the moment you receive the keys, there are a few things buyers should know about what comes next.

Getting Ready for Closing

As closing approaches, several pieces of the transaction need to come together.

Your lender is working toward final loan approval, the title company is preparing the closing documents, and your Moab Living agent and team are staying in communication with everyone involved to make sure the transaction remains on track.

At this stage, it’s important to respond promptly to any remaining requests from your lender or title company and to avoid making major financial changes before closing.

There may also be final documents or instructions to review before you arrive at the closing table. Your Moab Living team will keep you informed as those pieces come together

The Final Walk-Through

Before closing, buyers typically have an opportunity to take one final look at the property.

The final walk-through isn’t another inspection. It’s an opportunity to make sure the property is in the condition you expect based on the terms of your REPC and that agreed-upon items have been addressed.

If something doesn’t look as expected, it’s important to bring it to your Moab Living agent’s attention before closing so the appropriate parties can address it.

At the Closing Table

Closing is where the pieces of the transaction officially come together.

You’ll review and sign the documents required to complete your purchase, while your lender and title company handle the financial and legal components of the transaction.

There can be a lot of paperwork, but the process is straightforward once everything has been prepared. Your Moab Living team will help you understand what to expect and answer questions throughout the process.

Once everything is signed, the lender and title company work through the final funding and recording process. Once the transaction has been recorded, you’re officially a homeowner and the keys are yours.

After all the planning and preparation, you can start thinking about the part that made you want to buy the property in the first place: making it your own.
